Brigade New Projects in Bangalore

Pre-Launch, New Launch and Upcoming Options (2026)

Currently, there are four new Brigade Group projects in Bangalore that are making their debut in the market, as opposed to being ongoing or ready for occupancy. This includes one project in pre-launch and three that are currently accepting expressions of interest under new-launch terms. These developments are located in three different growth corridors- East, North, and West Bangalore- each driven by its own set of infrastructure factors and pricing strategies.

Brigade’s other developments in Bangalore- like Avalon, Insignia, Lakecrest, Eternia, Citrine, Valencia, Laguna, Sanctuary, and the rest of the Brigade Group portfolio- are either currently under construction or ready for you to move in, so they fall outside the new and pre-launch categories discussed here.

Brigade Granada: The Only Pre-Launch Project

Brigade Granada is located on Whitefield-Hoskote Road in Kadugodi, East Bangalore, and it’s the only Brigade project still in the pre-launch phase. This means that RERA registration hasn’t been finalized yet, and units are being booked based on an Expression of Interest. This impressive mixed-use development includes a range of 1, 2, 3, and 4 BHK apartments, a 40-key hotel, retail areas, and a towering 35-floor commercial building. Possession is anticipated to start from 2031, with prices beginning around ₹1 crore.

Among the brigade pre launch projects in Bangalore, this one is definitely the riskiest but also offers the most potential. The layout, tower count, and final RERA approval are still subject to change before the official registration. That said, early EOI holders at Brigade Granada often get the first priority on tower and floor selections before the public launch pricing is announced. As is the norm for pre-RERA bookings, the registration status is typically confirmed on the state RERA portal before any payments are made beyond the EOI phase.

Granada is situated at the eastern end of Namma Metro’s Purple Line, with the Whitefield (Kadugodi) station serving as the line’s terminus since March 2023. Plans are already in motion to extend the Purple Line even further east toward Hoskote, which is currently being considered for future metro connectivity. If this extension goes ahead, it would be a great advantage for the Brigade Kadugodi micro-market. Additionally, BMRCL is working on a turnback and stabling upgrade at the Whitefield terminus to enhance train frequency along the busy Kadugodi–Challaghatta route.

Brigade Belvedere: New Launch at Budigere Cross

Brigade Belvedere is the latest project to transition from pre-launch to an official new-launch phase, with its RERA registration (PRM/KA/RERA/1251/446/PR/240326/008549). Situated at Budigere Cross on the eastern fringe of the city, it presents a variety of 1, 2, 3, and 3.5 BHK apartments, with around 1,700–1,750 units available. Possession is anticipated to start in 2029, with prices starting at around ₹95 lakh. This makes it a more affordable choice within Brigade’s new-launch offerings in East Bangalore, an area typically known for its higher-end projects like Brigade Citrine and Brigade Avalon nearby.

Budigere Cross is positioned further down the Whitefield-Hoskote stretch from Granada, which allows it to tap into the same metro planning conversations and the well-established IT park environment in Whitefield. It also sidesteps the uncertainties tied to projects that are still in the EOI-only booking stage. The trade-off for this more stable option is that Belvedere is priced based on a publicly available list of registered units, rather than benefiting from an early pre-launch discount.

Laurel & Maple at Brigade Orchards: New Launch in Devanahalli

Laurel & Maple is the latest tower now available at Brigade Orchards in Devanahalli, North Bangalore. This township has been thoughtfully developed over the years, with previous towers like Ebony, Fairmont, and Pearl already sold or nearing completion. The new tower features 1, 2, and 3 BHK apartments, totaling 311 units, and is registered under PRM/KA/RERA/1250/303/PR/040326/008505. You can look forward to possession by March 2030, with prices starting from ₹97 lakh.

The growth of Devanahalli is not just about a single road or metro line; it is about a whole cluster of infrastructure developments happening simultaneously. The Satellite Town Ring Road is already operational, connecting Devanahalli to several nearby routes. Additionally, there is a planned extension of the metro Blue Line that will link KR Puram to Devanahalli. The ongoing expansion of Kempegowda International Airport is also attracting residential, commercial, and hospitality projects to the north, with Devanahalli emerging as a prime beneficiary of this trend. When you consider investing in a later phase of a well-established township like Brigade Orchards, the risk profile is quite different from that of a standalone pre-launch project. With internal roads, a clubhouse, and civic infrastructure already in place, the focus shifts to the appreciation of individual units rather than relying on the developer to complete the foundational infrastructure from scratch.

Brigade Lumina: New Launch on Tumkur Road

Brigade Lumina marks Brigade’s new launch entry in West Bangalore, conveniently located along Tumkur Main Road. This development features 2 and 3 BHK apartments, totaling 416 units, and is registered under PRM/KA/RERA/1251/309/PR/230326/008545. Residents can look forward to moving in by January 2031, with prices starting at around ₹1.45 crore. This price point is the highest among the four new launches currently available, highlighting the relatively limited supply of new residential options in West Bangalore compared to the East and North corridors.

The stretch of Tumkur Road (NH4) is already home to an operational metro corridor, with the Green Line serving stations up to Nagasandra. The area is bustling with development, particularly around key infrastructure like the Bangalore International Exhibition Centre. Meanwhile, the Peripheral Ring Road is under construction and will eventually create a half-circle around the city, linking Tumkur Road to Hosur Road. Once completed, this will make traveling to other parts of Bangalore much more efficient. The corridor’s history as an industrial and warehousing zone, especially around Peenya and Yeshwantpur, is one reason why large residential projects have been relatively few and far between here. This also sheds light on why Lumina’s entry price is higher compared to launches in the East and North corridors.

Corridor-Wise Comparison of Brigade's New Launches

East Bangalore (Whitefield–Hoskote Road, Budigere Cross)

East Bangalore, especially around Whitefield-Hoskote Road and Budigere Cross, is a hive of activity. Here, Brigade Granada and Brigade Belvedere are located, making it a central hub for Brigade’s initiatives. Just a short distance away, you will discover Citrine, Avalon, Calista, Lakecrest, and Sanctuary, all within a few kilometers of these new developments. The corridor’s standout feature is the operational metro terminus and the mature IT park landscape along Whitefield, although the metro extension toward Hoskote is still in the planning stages.

North Bangalore (Devanahalli)

Laurel & Maple is located within the established Brigade Orchards township, which is set to gain from a variety of infrastructure upgrades. These include the airport expansion, the Satellite Town Ring Road, and the anticipated metro Blue Line extension. This positions it as a longer-term investment compared to the more developed East Bangalore. In North Bangalore, there is still a significant amount of infrastructure that is either under construction or in the planning phase, rather than completed.

West Bangalore (Tumkur Road)

Brigade Lumina is a standout large-format newcomer in a corridor that has typically leaned towards industrial use. The existing metro connectivity along the Green Line and the NH4 road network certainly work in its favor. However, the Peripheral Ring Road is still a future development rather than something that is currently operational.

Understanding Launch Stages: Pre-Launch, New Launch, and Ongoing

Understanding the differences between these stages can significantly impact what a buyer is allowed to pay, the protections that come into play, and the level of certainty regarding the final product.

For a pre launch project, like Brigade Granada, you can secure a booking through an Expression of Interest, even before the RERA registration is complete. Usually, the booking price is set lower than what the public launch will eventually be. However, keep in mind that details like the layout, number of towers, and even the RERA approval can still be adjusted before the project gets its formal registration.

A new launch like Brigade Belvedere, Laurel & Maple, or Lumina has successfully completed its RERA registration. The unit configurations, sizes, and construction timelines are all set in stone, and payments will need to go through an escrow account dedicated solely to the construction of that project. This offers a significantly lower-risk entry compared to pre-launch options, although it doesn’t come with the first-mover pricing advantage anymore.

An ongoing or under-construction project, as many of the projects in Brigade’s Bangalore portfolio, has moved past these early stages with advancements in construction and the pricing having been finalised accordingly, showing less uncertainty. Typically, these prices are higher than what new-launch buyers paid for the same project a year or two back.

Payment structures adapt as you move through these various stages. In the pre-launch phase, you typically begin with a small token amount for your expression of interest, followed by a larger instalment once the RERA registration is confirmed. For new-launch projects, the payment plan generally transitions to a construction-linked format. This means that your payments are tied to specific milestones, such as when the foundation is completed, the slab is cast, and the finishing stages are reached, rather than demanding a significant upfront payment.

What Else Factors Into These Bookings

A few technical differences consistently appear in pre-launch and new-launch bookings, irrespective of the corridor or developer involved.

Carpet area versus super built-up area

Under RERA, pricing must be based on carpet area — the space you can actually use within the walls of an apartment — rather than the old super built-up area, which included shared spaces like lobbies and staircases. This means that when you see a price per square foot for new launches like Belvedere, Laurel & Maple, or Lumina, it’s specifically referring to the carpet area, as required by law.

GST on under-construction property

GST is charged on under-construction apartments at the standard rate for non-affordable housing, and this cost is added on top of the base price listed in a cost sheet. Once a project gets its completion certificate, GST is no longer applicable. This is one of the key reasons why ready-to-move units in Brigade’s older projects are priced differently compared to new-launch units, even if they are in similar locations.

Khata classification

In Bangalore, an A khata refers to a property that meets all municipal building regulations, making it eligible for standard property registration and bank loans. On the other hand, a B khata indicates that the property has some regulatory issues, which could make selling it or getting a loan more complicated down the line. Generally, apartment projects registered with RERA from reputable developers tend to have A khata status, but it Is always a good idea to double-check the specific project’s documentation instead of just relying on the developer’s reputation.

Occupancy certificate versus completion certificate

A completion certificate serves as confirmation that the construction has been completed according to the approved building plan. Following that, an occupancy certificate is issued, which indicates that the building is suitable for residents to move in. For new launches such as Belvedere, Laurel & Maple, and Lumina, the possession dates provided are estimates linked to when construction is expected to be finished. Typically, residents can move in once the occupancy certificate for that block is granted.

Home loans against pre-launch bookings

Before disbursing a home loan for a specific unit, most lenders require RERA registration. This is why pre-launch bookings like Granada’s are usually funded with the EOI-stage token amount paid out of pocket. Once the registration is confirmed and a formal agreement between the buyer and builder is in place, the loan disbursement can follow.

Comparing the Four Options

Out of the four options, Brigade Belvedere at Budigere Cross stands out with the most affordable entry price, starting at approximately ₹95 lakh. Located in East Bangalore, it benefits from metro access and is close to a well-established IT park.

In contrast, the lowest overall entry point can be found with Brigade Granada’s pre-launch pricing, which begins at around ₹1 crore. Just remember, this comes with some pre-RERA uncertainties and a possession timeline that could extend to 2031 or even later.

For a longer-term investment with promising infrastructure growth, Laurel & Maple’s location in the established Brigade Orchards township is an excellent choice. It combines fully developed internal infrastructure with the growth potential of North Bangalore’s airport-linked expansion, all starting at a price that’s pretty close to Belvedere’s.

On the other hand, Brigade Lumina is currently the only new launch from Brigade in West Bangalore. This means that your comparison is less about choosing between Brigade’s projects and more about looking at what other builders are offering along the Tumkur Road corridor.

The Budigere Cross area around Belvedere showcases a pricing trend that extends beyond Brigade’s typical range. For instance, Sanjeevini Srushti, a mid-market apartment community located near ITPL and Kadugodi, offers its 2 and 3 BHK units at a much lower price point than Belvedere’s starting rates. These units are built on a smaller land parcel, conveniently situated near the Kadugodi Tree Park metro station.

On the other hand, NVT Under the Open Sky is a gated villa development at the opposite end of the same corridor, featuring larger 4 BHK layouts on spacious private plots. Its pricing falls into the crore-plus range, which is more in line with standalone villa projects rather than apartment towers. In between these two options, Belvedere’s new apartment pricing aligns more closely with the mainstream market in the corridor.

As these four new launches come into play alongside a much broader array of Brigade projects that are either ongoing or ready for occupancy- like Avalon, Insignia, Citrine, Valencia, and others highlighted on the Brigade Group hub- the key trade-off across the portfolio is really about price versus certainty. Buyers can choose to invest more in a project that’s already being built and has a definite possession date, or they can go for a lower initial cost with the understanding that it might take longer to move in with a new launch.

Frequently Asked Questions (FAQs) on Brigade New Projects in Bangalore

1. Is the EOI amount for a pre-launch project refundable?

That really depends on the specific terms laid out in the EOI agreement you signed when booking. Refund conditions can vary from one developer to another and from project to project, so it’s best to check that document instead of making any assumptions.

2. Is Brigade Granada RERA registered yet?

No, Brigade Granada is still in its pre-launch phase, and as of now, RERA registration is still pending.

3. What does carpet area mean in a RERA-registered project's price list?

Carpet area refers to the actual usable floor space within the walls of an apartment, not including shared common areas. RERA mandates that pricing be based on this measurement instead of the older super built-up area figure.

4. Is GST charged on new-launch Brigade apartments like Belvedere or Lumina?

Yes, GST is applied at the standard rate for under-construction properties and is added on top of the base price. Once the project receives its completion certificate, GST is no longer applicable.

5. Can a home loan be sanctioned for a project still in pre-launch?

Typically, no. Most lenders require RERA registration before they can approve a loan for a specific unit. During the pre-launch phase, buyers usually pay out of pocket at the EOI stage, and loan disbursement happens only after registration and the buyer-builder agreement are finalized.

6. Are there any new Brigade projects in South Bangalore right now?

Not at the moment. Brigade is currently focusing its pre-launch and new-launch activities in East, North, and West Bangalore. The ongoing projects in South Bangalore, Nanda Heights and Komarla Heights, are not new launches.
